Whether in your own four walls or in rented properties: nobody needs a faulty heating system in the cold season! However, only a regularly maintained system can guarantee perfect operation. Maintained heating systems also enable optimum energy yield, which can significantly reduce heating costs. The law also stipulates that heating systems must be inspected regularly. The inspection intervals are determined by the federal states and vary depending on the fuel, heat output and type of heating system. This means that different laws and standards apply.
The maintenance measures include the following:
- Inspection: heating engineer checks the actual condition of the system
- Maintenance: Minor defects during the inspection are also rectified by the fitter during maintenance.
The restoration measures include:
- Repair: Restoration of the target condition by repairing major damage identified during the inspection.
Gas heating:
The maintenance of gas boilers is generally paid for by the tenant. However, the landlord is responsible for inspections and repairs. The tenant should therefore keep the maintenance logs in order to be able to produce the relevant documents for later proof of regular maintenance. If a tenant has not carried out regular maintenance, they could be held liable for any subsequent damage.
The following points should be carried out during maintenance:
- Cleaning the heat exchanger
- Flushing the condensate drain
- Checking the electrodes
- Checking the flame
- Cleaning of deposits
- Testing for leaks
- Carry out exhaust gas measurement
As a rule, maintenance intervals should be every 2 years, unless otherwise specified by the legislator or manufacturer. There are exceptions depending on the federal state for small conveying systems with a rated output of less than 4kW or space heaters.
Oil heating:
With a regularly maintained oil heating system, energy savings of up to 3 % can be achieved. This is not only good for your wallet, but also for the environment!
The following work should be carried out during maintenance:
- Cleaning the combustion chamber and nozzles
- Replacing the oil filter
- Check the oil pump, the control unit, the flame monitor and the electrodes
- Check pressure and temperature and retrofit if necessary
- Measure exhaust gas values
- Replacing or repairing wearing parts
- Refill heating water if necessary
- Venting the radiators
- Cleaning the heat exchanger
- Checking the expansion vessel
