Smoke and heat extraction systems – Maintenance

Smoke and heat extraction systems (SHEV systems) serve as safety systems for a building and are therefore subject to a special duty of care on the part of the owner. Properly maintained systems can save lives in an emergency. All the more reason to ensure their integrity, which can be impaired by various environmental influences such as dust, grease, moisture, dirt and production vapors.

Maintenance:

TRVB S 125 defines the maintenance interval. Furthermore, the manufacturer’s specifications for the relevant system must be taken into account.

Maintenance must be carried out once a year, but more frequent checks and inspections are also required.

Daily checks:

  • Check: Fault indicated?
  • Check: Are the release points freely accessible?
  • Test: free movement space for movable smoke curtains maintained?

Quarterly checks:

  • Examination: relevant changes of use?
  • Check: is there free space under smoke barriers?
  • Check: Do the rooms and areas for the dimensioning of the SHEV system comply with the fire protection law?
  • Check whether access to the control center is unhindered
  • A functional test must be carried out quarterly for pneumatic systems
  • The position and securing of the existing shut-off valves in the compressed air line must be checked
  • Condensate water must be drained from the compressed air tank
  • Test: Minimum pressure
  • Electrical systems with current operation must be checked for functionality
  • Checking the functionality of the internal signaling and alarm systems
  • Emergency power supply: Batteries must be checked!

Annual inspection

  • Documents according to TRVB 125 S
  • For systems that are triggered exclusively by CO2 cartridges, an annual functional check must be carried out via the respective manual trigger point
  • SHEV systems must be serviced at least once a year

Maintenance work

A distinction is made between the following maintenance work:

  • Inspection: Determination and assessment of the actual condition
  • Maintenance: Preventive measures to maintain the target condition
  • Repair: Measure to restore the target condition

The following components must be serviced annually:

  • Head office
  • Drives
  • Push-buttons and detectors
